These Purchase Terms outline the general conditions for purchasing an apartment at Garden Hill Residence. The exact terms of each transaction, including the apartment price, payment schedule, specifications and completion date, are confirmed in the individual purchase agreement signed by the buyer and the seller.

By submitting a request or reserving an apartment, the buyer confirms that they have reviewed the available project information and agree to proceed in accordance with the terms specified in the relevant agreements.

2. Apartment Availability and Pricing

Apartment availability, prices, layouts, sizes, floor levels and views may change.

The final purchase price is confirmed individually and stated in the reservation document or preliminary purchase agreement. Promotional offers, bonuses and special conditions are valid only during the period specified by the seller.

3. Apartment Reservation

Once the buyer has selected an apartment, the parties confirm the reservation conditions.

The apartment may be temporarily reserved for the buyer for a period agreed with the seller. Where a reservation payment is required, its amount, payment deadline and refund conditions will be specified separately.

An apartment is considered officially reserved only after the required documents have been signed and any agreed reservation payment has been received.

4. Preliminary Purchase Agreement

The preliminary purchase agreement is signed before a notary or in another legally permitted form.

The agreement includes:

• details of the buyer and seller;
• identification of the selected apartment;
• the total purchase price;
• the payment schedule;
• the expected completion and handover date;
• the rights and obligations of both parties.

The buyer is responsible for reviewing the agreement before signing it and may obtain independent legal advice.

5. Payment Terms

The standard payment schedule is:

• 70% of the purchase price upon signing the preliminary purchase agreement;
• 30% of the purchase price once the property certificate is ready.

All payments must be made using the payment method and bank details provided in the signed agreement or official invoice.

Payment conditions may vary depending on the selected apartment, promotional offer or individual agreement between the parties.

6. Documentation and Transfer of Ownership

Ownership of the apartment is transferred to the buyer after:

• the full purchase price has been paid;
• the required property documentation is ready;
• the final purchase agreement has been signed;
• all applicable registration procedures have been completed.

The seller will provide the documents required for the transfer of ownership in accordance with the applicable legislation.

7. Completion and Handover

The building has already been constructed and is currently undergoing renovation. Completion and apartment handover are planned for January 2028.

The exact handover date will be confirmed in the purchase agreement. The completion date may be adjusted in the event of circumstances beyond the reasonable control of the seller, including administrative delays, force majeure or changes required by public authorities.

The buyer will be informed of any significant changes to the expected handover schedule.

8. Apartment Condition

Apartments are planned to be delivered with:

• completed interior renovation;
• a fitted kitchen;
• a finished bathroom;
• renewed utility connections;
• fibre-optic internet access.

The exact materials, finishes, equipment and technical specifications are confirmed in the individual purchase agreement or apartment specification.

Images, visualisations and floor plans used on the website are provided for illustrative purposes. Minor differences may occur in the completed property.

9. Additional Costs

Unless expressly included in the purchase price, the buyer may be responsible for additional expenses related to:

• notary services;
• legal services;
• bank charges;
• property registration;
• taxes and government fees;
• translation or certification of documents;
• ongoing property maintenance and utility costs.

The exact calculation of additional expenses should be confirmed with the project manager or an independent legal adviser before signing the purchase agreement.

10. Residence Permit and Property Insurance Bonus

Depending on the current promotional conditions, buyers may choose one of the following bonuses:

• legal assistance with obtaining a residence permit for one person; or
• property insurance.

The bonus conditions, scope of services and eligibility requirements are confirmed individually. The successful issuance of a residence permit remains subject to the requirements and decisions of the relevant public authorities.

11. Buyer’s Responsibilities

The buyer is responsible for:

• providing accurate personal and contact information;
• submitting the required documents on time;
• making payments according to the agreed schedule;
• reviewing all agreements before signing;
• notifying the seller of any changes that may affect the transaction.

Delays caused by incomplete documents or late payments may affect the completion of the purchase process.

12. Cancellation and Refunds

Cancellation, termination and refund conditions are determined by the reservation document and purchase agreement.

13. Changes to These Terms

These Purchase Terms may be updated to reflect changes in the project, commercial conditions or legal requirements.

The version applicable to a specific purchase is the version referenced in the documents signed by the buyer and the seller.
